Capital secured by the asset, not the paperwork.
Asset lending (often called Private Lending or Bridging Finance) looks strictly at the equity in the commercial property. If the Loan-to-Value Ratio (LVR) is conservative enough, the lender will fund the deal regardless of your current income or historical financials.
These are typically short-term facilities (3 to 24 months) designed to solve immediate problems or capitalise on fleeting opportunities. Interest can often be capitalised (added to the loan balance) or paid upfront, meaning zero monthly cash flow pressure during the term.
Common Scenarios
- Urgent Settlements: Securing a property at auction or below market value where a traditional 60-day bank settlement would lose the deal.
- Bridging Finance: Buying a new commercial premises before the existing one has sold.
- Value-Add Projects: Funding minor refurbishments or repositioning of an asset before refinancing to a traditional tier-one lender.
- Credit Repair: Payout of ATO debt or other urgent liabilities to restore a clean profile.
