Buy commercial property through your super.
An SMSF loan — formally a Limited Recourse Borrowing Arrangement (LRBA) — allows your Self-Managed Super Fund to borrow money to acquire a single commercial property asset. The asset is held inside a separate bare trust until the loan is repaid, and the lender's recourse is strictly limited to that property.
This is one of the most tax-effective ways for business owners to acquire their own premises: rent paid by the operating business becomes a deductible expense, while the rental income inside super is taxed at concessional rates. Get the structure right at settlement and the long-term outcome is exceptional.
Why use an SMSF loan?
- Own Your Business Premises: Your super fund owns the property, your business pays commercial rent — building wealth inside super instead of your landlord's pocket.
- Concessional Tax Treatment: Rental income taxed at 15% in accumulation phase and potentially 0% in pension phase, with no CGT after 12 months when in pension phase.
- Limited Recourse: The lender's claim is restricted to the property held in the bare trust — other SMSF assets are protected.
- Asset Diversification: Move super exposure beyond listed shares and managed funds into a tangible, income-producing commercial asset.
