South-East Queensland's growth creates transitional deal volume
Brisbane, Gold Coast and Sunshine Coast collectively generate sustained transitional commercial deal flow — short-settlement opportunities, vacant assets bought for repositioning, development sites with DAs, GST-recovery purchases by buyers without two years of returns, and family-office structures with complex documentation. Asset lend funds these deals at 55–65% LVR without traditional borrower serviceability assessment, allowing borrowers to capture time-sensitive opportunities banks cannot fund.
Resale liquidity in Brisbane supports the structure
Asset lend lenders rely on being able to recover their loan through sale on default. Brisbane's commercial market provides reasonable resale depth: sub-$5M industrial in the southern and northern corridors clears within 60–120 days, suburban office within 120–240 days, and even harder-to-place secondary stock in growth corridors clears within 6–12 months. The Olympic narrative and population growth provide tailwinds for resale velocity that smaller capital city markets lack.
Pricing reflects the access premium
Asset lend rates in Brisbane currently sit at 8.50–11.50% for senior facilities depending on asset, LVR and term. This is materially above bank rates but is the cost of accessing deals that would not otherwise settle. Most facilities are structured 12–36 months IO with a defined exit (tenant securing, refinance to bank, sale, project completion). Sophisticated borrowers price the asset-lend cost into acquisition modelling and ensure equity uplift justifies it.

Lender policy in Brisbane
Brisbane asset lend lenders are predominantly private credit funds and specialist non-banks. Maximum LVR is asset-dependent — 65% on prime metro industrial, 60% on strata office, 55% on retail and harder profiles. Establishment fees 1.0–2.5%, exit fees common. Settlement compresses to 7–14 days for clean files. Personal guarantees universally required. Active lenders include Chifley, Wisr, Wingate, Centurion, Trilogy and a number of Queensland-based private syndicates.
