Gold Coast's deal mix creates sustained asset-lend demand
The Gold Coast generates the most varied transitional commercial deal flow of any Australian regional market: distressed tourism assets in cycle troughs, vacant retail awaiting reposition, development sites with DAs across the northern corridor, builders and developers needing bridges between projects, and southern-state relocated borrowers without QLD-specific financials. Asset lend funds these deals at 55–65% LVR without traditional borrower serviceability assessment.
Resale liquidity varies by asset class
Asset lend lenders rely on resale recovery. M1 corridor industrial in Yatala/Stapylton clears within 90–150 days — adequate liquidity. Robina/Bundall strata office clears within 120–240 days. Tourism-related assets (motels, hospitality, short-stay accommodation) can take 9–18 months to clear and attract materially tighter LVR caps (45–55%) and wider pricing (10–14%). Asset selection matters more on the Gold Coast than in cleaner commercial markets.
Pricing reflects the access premium and asset risk
Asset lend rates on the Gold Coast currently sit at 8.50–12.00% for senior facilities depending on asset, LVR and term — wider than Brisbane equivalents due to the tourism-exposure premium on certain asset classes. Most facilities are 12–36 months IO with defined exits (tenant securing, refinance to bank, sale, project completion). Sophisticated borrowers price asset-lend cost into modelling and ensure equity uplift justifies the carry.
