Gold Coast commercial is more complex than a typical capital city
Unlike Sydney or Melbourne, the Gold Coast commercial market spans tourism-related accommodation and hospitality, professional service precincts in Robina and Bundall, lifestyle retail along the Burleigh/Mermaid spine, and a rapidly growing industrial market in the Yatala/Stapylton/Coomera M1 corridor. Bank policy treats each segment differently. Knowing which lender has appetite for which asset is more important on the Gold Coast than in cleaner single-segment markets.
Yatala/Stapylton industrial is the standout segment
The M1 corridor industrial market connecting the Gold Coast to Brisbane (Yatala, Stapylton, Ormeau, Coomera) has been Queensland's strongest-performing industrial sub-market over 2024–25. Net face rents have grown 35–50% in three years, vacancy is below 1% in prime stock, and major institutional capital has entered the corridor. Banks fund full doc industrial here at policy-maximum LVR (70%) with sharpest pricing — frequently equivalent to Brisbane city industrial pricing despite the distance south.
Robina and Bundall office precincts attract competitive bank appetite
Robina Town Centre office, Bundall corporate strip and the established Gold Coast Highway office spine are well-supported by bank credit. The professional service tenant base (legal, accounting, financial planning, medical) provides stable lease covenants. Tower assets and strata suites both transact regularly with bank funding at standard policy. Tourism-tenanted assets (accommodation, hospitality) attract more cautious assessment and may need a non-bank or asset-lend structure.
Recent scenarios we've funded
$5.8M industrial unit, Yatala
Investor acquiring a 3,200sqm distribution facility tenanted to a national 3PL operator on a 7-year lease with 4% fixed reviews. Three-bank tender produced sharpest bid at 6.35% over 20 years, 5-year IO, 70% LVR ($4.06M). The M1 corridor industrial profile and tenant covenant produced a clean valuation outcome and competitive pricing.
$3.4M strata office, Robina Town Centre
Family office acquiring a 580sqm whole-floor in a 2015-build Robina tower, leased to a financial services tenant on 5+5 with 8 years remaining. Funded at 65% LVR ($2.21M), 6.75% IO, 20-year amortising. Two competitive bank bids; Robina's professional service tenant base produced a constructive valuation outcome.
$7.2M mixed-use refinance, Burleigh Heads
Two-storey commercial property with ground-floor retail and upper-level office, held by a Gold Coast family investor for 6 years. Revaluation lifted the property from $5.4M acquisition to $7.2M. Refinanced from a single-bank facility to a competitive bank facility at 65% LVR ($4.68M) — releasing $1.2M of equity and reducing rate from 7.05% to 6.55%.
Lender policy in Gold Coast
Gold Coast bank credit teams (most operating from Brisbane) are competitive and constructive on industrial, Robina/Bundall office, and medical-fronted commercial. Tourism-tenanted assets attract more cautious assessment due to operator-specific risk. CBA, NAB, Westpac, ANZ all active; Bank of Queensland and Bendigo retain genuine Gold Coast appetite. Valuation panels are reasonable on metro assets, thinner on coastal-fringe and hinterland. Settlement 4–8 weeks. Queensland's lighter stamp duty regime improves deposit math relative to NSW/VIC.
