Sydney is a full doc bank market — but only if you tender it
Every major bank, second-tier bank and most non-bank lenders run dedicated Sydney commercial teams competing for the same investment-grade book. The result for a well-presented full doc borrower is the tightest pricing nationally — typically 175–225bps over the 90-day BBSW for A-grade tenanted assets in the inner ring. But that pricing only materialises when the deal is competitively tendered. Borrowers who only ask their existing relationship bank consistently pay 30–60bps above what the market would pay them.
Asset class matters more in Sydney than anywhere else
Sydney's commercial valuation panels are the most discriminating in the country. Premium-grade CBD office, prime industrial in Western Sydney's Eastern Creek/Erskine Park belt, and inner-ring mixed-use retail trade at yields under 5% and attract maximum bank LVR. Suburban B-grade office, secondary retail and outer-fringe industrial trade at yields 200–300bps wider and attract tighter LVRs (typically 60–65% vs 70%). We position the asset narrative to support the strongest valuation outcome.
Western Sydney industrial is the standout segment
Vacancy in Western Sydney prime industrial sits at a structural low driven by last-mile logistics demand from Sydney's 5.3M residents. Net face rents at Eastern Creek, Erskine Park, Marsden Park and the Aerotropolis precinct have grown 35–50% over three years and continue to firm. Banks fund full doc industrial in this corridor to 70% LVR with 5-year IO terms, and increasingly compete on rate to win the book.
Recent scenarios we've funded
$8.5M suburban office, Chatswood
Family office acquiring a 3,200sqm B-grade office tenanted to a state government agency on a 7-year WALE. Existing relationship bank quoted 6.95% at 65% LVR. We tendered to four banks and a second-tier; winning bid was 6.45% at 70% LVR over 20 years — 50bps tighter and an additional $425k of funding released. Net annual saving: $42,500.
$22M Western Sydney industrial portfolio
Three units across Erskine Park and Eastern Creek, fully leased to e-commerce 3PL operators on 5+5 leases. Borrower's existing facilities were spread across two lenders. Consolidated into a single $15M facility at 6.25% IO with annual rate review, freeing $4M of equity for a fourth asset acquisition without new equity contribution.
$5.5M North Shore strata medical
Dermatology practice purchasing their long-occupied suite in a St Leonards medical building. 100% LVR achieved by cross-collateralising the practice principal's residential property; commercial component funded at 70% of the suite valuation, residential at 50% of the principal residence. All-in commercial rate 6.55% full doc, 20-year amortising.
Lender policy in Sydney
Sydney bank credit teams are well-staffed and turn around well-presented deals in 10–15 business days to formal approval. CBA, NAB, Westpac and ANZ all actively compete on prime metro; Bankwest, ING, Macquarie and BOQ Business compete aggressively on second-tier. Valuer panels are deep — most lenders have 8–12 firms on panel. Expect valuation fees of $3.5k–$8k for sub-$10M assets, $8k–$25k above. Settlement timeframes 4–8 weeks from formal approval.
