Sydney's small-business density makes low doc a primary product, not a fallback
Greater Sydney has roughly 700,000 actively trading small businesses — more than any other Australian city — and a disproportionate share of those are trade, construction and professional service operators with profitable businesses but lumpy or recently restructured financials. Low doc commercial finance was built for this borrower. The Sydney panel of low doc lenders is genuinely competitive: 25+ active lenders, rates currently 6.50–8.50% depending on profile, LVRs to 75% on the right asset.
Acceptable income evidence in the Sydney low doc market
The standard low doc evidence set is: 6–12 months of business bank statements, a current BAS series, an accountant's letter confirming income or the ability to service the loan, and recent ATO portal screenshots. Some lenders accept a self-declared income statement signed by the borrower and verified by accountant; others require the accountant to specifically certify serviceability. We match the borrower's evidence to the lender whose policy fits cleanly — submitting the wrong package to the wrong lender is the single biggest cause of low doc declines.
Western and South-Western Sydney drive the volume
The bulk of Sydney low doc activity comes from Parramatta, Bankstown, Liverpool, Penrith and Campbelltown trade-service operators buying their own premises — typically industrial units between $800k and $3.5M in light-industrial parks. These deals are bread-and-butter for the low doc lender panel and price tighter than equivalent deals in regional markets because of the asset depth and resale liquidity.
Recent scenarios we've funded
$1.6M industrial unit, Wetherill Park
Owner-operator electrical contractor, 14 years trading, no current company tax return (recent restructure). Bank declined. Funded on low doc at 65% LVR, 6.85% over 25 years, 5-year IO. Income evidence: 12 months business statements + accountant's letter + 4 quarters of BAS. Settlement 38 days from engagement.
$2.3M strata office, Parramatta CBD
Self-employed migration agent purchasing 180sqm strata suite for own occupation. Two-thirds of income paid through related entity invoicing arrangement that didn't present cleanly on full doc. Funded low doc at 70% LVR, 7.05%, 20-year P&I. Lender accepted business bank statements + accountant servicing certificate.
$4.8M warehouse, Smithfield
Family-owned distribution business purchasing larger premises following expansion. Most recent tax returns reflected one-off restructure costs that depressed reported income. Funded low doc at 65% LVR, 7.25% IO. Lender accepted 24 months of business banking + management accounts + accountant letter — completed in 5 weeks.
Lender policy in Sydney
Sydney low doc lenders typically cap at 70% LVR (75% for owner-occupiers with strong asset coverage), require minimum 12 months ABN registration (24 months at most lenders), and prefer the operating business to be in the same industry where premises are being acquired. Rates run 50–150bps above full doc equivalents depending on lender. Most lenders charge a 1.0–1.5% establishment fee. Settlement timeframes 4–6 weeks. Liberty, Pepper, La Trobe, Thinktank, Bluestone and Resimac dominate the active panel.
